Rockville Gardens

A 12-hectare scheme off Monastery Road, handed over in 2023 and now roughly seventy percent occupied. Everything in the master plan was built: the roads are tarred and kerbed, the drainage was cut to the Sangotedo channel, and the estate runs its own 500 KVA transformer with a dedicated feeder.

What makes Rockville unusual is that the facilities were delivered before the plots sold out rather than after. The sports complex, the clubhouse and the water treatment plant were all commissioned in the first phase. Residents pay a service charge that is actually collected and audited, which is why the street lights still work three years on.

We market both bare plots and completed homes here, and a handful of part-built units where the original buyer stopped work.
